Rich,
I thought I would send an email after the transactions of yesterday -listing some concerns and some issues
that I feel need to be explained or put out on the table.
I . HVAC system in the Main House. Energy Control Incorporated are under contract to monitor the system
remotely and also have technicians available to address any problems. Mano has finally received a copy of
the contract from them (even though the signature page for the current year is not attached). It was apparently
re-signed in August 2011. They are also supposed to do a yearly check on the system to insure that all sensors,

etc are working properly. This has not been done at all in the last couple of years. I do not feel that they are
doing the job that Mr. Epstein is paying them to do. They are inconsistent with keeping appointments (they
will put us off to do other work), most times don't even call when they are scheduled to come and can't make
it. (Mano ends up calling to find out where they are - as we set aside time to go over issues with them), and
we have been waiting for a humidity sensor for the pool for 4 months-as of today still waiting-they were
scheduled to be out today to locate lines and install and cancelled due to lack of personal on their side.
2. POOL PAC in the Main House. We have had considerable problems with the pool pac in its operation. It
has been down 2 or 3 times in the last several months. Mano and a technician from JB Henderson have spent
hours upon hours trying to diagnose the problems. They have fixed the compressor, changed out valves that
failed, changed out fuses that burned due to electrical shorts in the wiring to the unit. Basically, the pool pac
has almost been re-built completely.
3. Computers. The Zorro office computer crashed a month ago. It had all information from the ranch on it. I
was told not to have it fixed. Brice was here a week ago and took out the hard drives from both office
computers with him when he left. Told me to throw the towers away and store the screens and keyboards.
Brice also disassembled and brought down the mac that was in the staff kitchen in the Main House. It is not
user friendly and am waiting for software to be downloaded from Lee at ValComm. Please note: This
computer was the main computer at the main house for all the airport cell phone boosters for JE's phone. We
are trying to re-establish the connection with the computer in Sarah's office but need passwords from Scott .
(passwords for the airport program).
4.Staffing. With the recent hire of a Property Manager and the release of said property manager it has further
declined the relationship between Mano and I and the Gordon's. It was refreshing to have some relief and
know that some issues would be resolved. However; now that we are back to not having this buffer (so to
speak) from the controlling, non trusting(new security cameras installed and no access for Mano and I) and
demeaning ways of before, we (Mano and I) will continue to keep the Ranch operating with 100% of our
ability and "keep the peace" as previously asked by Darren.
5. Personnel. The working relationship between Steve, Mano and myself has been compromised. No longer is
there a team of 3 but of 2. Steve has been pulled away and only answers to Brice and Karen. He has said that
he does not "trust anyone" and was going to quit but B & K told him to wait until JE comes to quit. He has
made it clear that he only does what he is told and it will not be from Mano or myself. He has used the selling
of vehicles to miss an extreme amount of work. Between vehicles "showings" and visits to the MVD,(3
vehicles sold) days given off, sickness and vacation time given, he has missed approximately 11- 1/2 days
and 4 full days in August, 11- 1/2 days and 3 full days in Sept., 5 - 1/2 days and 8 full days in Oct., 3 1/2 days
and 5 full days in Nov. I have merely tried to keep a few tabs on it so that when I am asked why work is not
done or projects not started or things in disarray it is because honestly there are 2 of us that really care and are
here doing the work. Steve has told me he is here for a paycheck and only 8 hours a day. (he would not show
vehicles on weekends or evenings). He also told me before Thanksgiving that he was taking his vacation
because he wanted to use up as much time as he could before he leaves as he is waiting to here about another
job possibility. If he does stay here it would only be because he does not work with us anymore and has been
told he can bring his/dads cattle on the ranch next spring.
I do not feel that I (nor Mano) have the ability to give Steve projects and a list of things that need to be done
(and there are a lot of things!) until given the authority to do so. I do not want to overstep my position as a co-
worker.
This is very sad to me as Steve's first year and a half here we all worked so well together.
6. I feel that the need to hire or bring back our part time summer help on a 15 hour per week basis is
becoming evident. There used to be 10 employees here (maybe overkill) but we are basically down to 2 of us.
It takes most of my time just to maintain things at some sort of level that I am actually not happy with. With
taking care of the Main House, Lodge, Bunkhouse, Greenhouse, Stables, Yurt(in need of repair), caboose,
and Log Cabin, I am not able to keep things as clean and tidy as I once did. I also see things in Mano's areas
that he tends to that are in need of attention, However; he is spread so thin keeping all mechanically operating

systems going that he can't keep up either. I see him tying even on the weekends to catch up and all we can
do is maintain and keep the heat going and water running as winter sets in.
