SSVI is pleased to submit this proposal for work to be performed at the property located at Little St. James. Virgin
Islands.
By the signature of SSVI's authorized representative set forth below and by an authorized St. James Group representative. SSVI
and Little ST. James agree to be bound by the representations made herein.
This construction proposal and the pricing provided herein shall remain valid for a period of 30 days following the date shown
below.

1. INTRODUCTION
Thank you for your desire to have construction completed on the subject property.
You have provided a general specification and has communicated a set of requirements, which are summarized as follows:
• Demolition of Existing Pool Shelter
• Construction of New Pool Shelter (20x40')
• Design of New Shelter
• Painting by Owner (Include as Add / Alt)
SSVI / Expert is confident that it will present the best value for you. First, our past performance record (see below) will confirm our
ability to meet schedules and deliver a high-quality product, at a relatively low cost as compared with the competition. Second, our
extensive expertise in this area allows us to tackle tough projects on a fixed-price basis, thereby alleviating any concern that the
price may increase. Third, the talent level of our team is unparalleled, and our project management practices ensure labor
efficiencies that drive costs down. Finally, our access to the highest quality materials at highly competitive prices ensures the
lowest possible cost of goods.
2. ABOUT SSVI
SSVI is an established and well-respected local contractor that has been serving customers in The Virgin Islands for 8 years. SSVI
has completed a broad range of construction projects over the years, and many of them have been of comparable scope and
magnitude as compared with this construction project.
3. SCOPE OF WORK
The entire project described in this proposal will be completed within 4 weeks following execution of a contract between the parties
(not withstanding permitingl weathertunforseen issues and 2-week allowance for shipping of materials).
4. PRICING & PAYMENT TERMS
1. The project will be undertaken at an ESTIMATED price of $40,500.00. Including purchasing of new materials, materials found
on site, and salvageable materials from original fencing, with the following price breakdown:
Scope of Work Price
1. Demolition $8,500.00
Demolition of existing roof
Demolition of existing concrete columns
2. Pouring of new 2cx24" concrete columns 40 ft apart
3. Installation of special order I-beams
4. Casing I-beams in Durock
5. Installation of New Hip roof $32,000.00

Estimated Material Costs (awaiting I-Beam costs totals) $25,000.00
The pricing provided herein is not inclusive of all applicable state and local taxes, and The St. James Group is responsible for
such tax.
Payment schedule/terms are as follows:
1. Monthly draws based on completion.

5. GENERAL TERMS & CONDITIONS
1. All work will be done between the hours of 7:00 A.M. and 3:30 P.M. Approval from Brice Gordon will be required for work
outside of these hours.
2. All work areas will be left clean at the end of each workday.
3. SSVI will not be responsible for any costs or schedule impacts associated with rectifying any "hidden" issues or events
beyond the reasonable control of SSVI. which issues prevent or otherwise inhibit completion of the project and do not fall
within the general scope of work. The parties must agree in writing on the costs associated with rectifying any such
"hidden" issues.
4. SSVI wilt be allowed unrestricted access to a provided toilet for personal use.
5. Other terms and conditions shall be as set forth in a written contract that will be negotiated in good faith between the
parties.
6. This quote does not include installation of windows, doors and other items not laid out in this contract.
